Tenant Placement is a one-time service: we market the unit, screen applicants, run the credit/reference checks, prepare the lease, and hand off to you to manage day-to-day. Fee: 50% of one month's rent, paid once when the tenant signs. Full-Service Management is ongoing: we do everything in Tenant Placement plus monthly rent collection, RTA-compliant rent reviews, maintenance dispatch, financial reporting, and end-of-year tax-ready statements. Fee: 8% of monthly rent collected. No leasing fee if we placed the tenant. Choose Tenant Placement if you want a great tenant but plan to manage day-to-day yourself. Choose Full Management if you want hands-off.

Industry-typical full-service property management in Greater Vancouver runs 8–10% of monthly rent collected, plus a leasing fee usually equal to 50–100% of one month's rent. 88West charges 8% (low end of the range) plus a one-time 50% leasing fee. With full-service: zero setup, zero lease-renewal, zero photo/marketing fees. The only out-of-pocket extra is $150 if an eviction needs to be filed — that covers the $100 BC Residential Tenancy Branch filing fee plus $50 of our admin time preparing your case. Our pricing is published; most competitors require a sales call to learn theirs.
